The same approach, in a newer market
Every deal I show is underwritten first: the purchase price, a projected after-repair value (ARV), the comparable sales behind it, and my own estimated renovation costs. When a Skagit flip resells, the real numbers go on the results page.
Skagit buyers and comparables behave differently from the Seattle metro, so I work city by city instead of applying King County assumptions.

Do you work in Skagit County?

Do you have a track record in Skagit County?
Skagit is newer territory for me. I will tell you plainly what I have and have not done in a given city, and show real numbers as results close.
Are you my agent when I sell to an investor?
It depends on the deal, and I tell you in writing before you sign anything, as Washington agency law (RCW 18.86) requires. I owe every party honesty and good faith either way.
Where are permits handled in Skagit County?
Inside city limits, permits go through the city, such as Mount Vernon or Burlington. Outside city limits, they go through Skagit County Planning & Development Services. Confirm scope and requirements before you finalize a budget.
