For investors

Get flip deals with the numbers already run.

Tell me where you buy and how you fund deals. When something fits, you’ll get the purchase price, a projected ARV, my estimated renovation costs, and the thinking behind it — before you spend an afternoon on it.

  • Purchase price, projected ARV, and estimated renovation costs
  • Comparable sales behind the ARV
  • Permit and jurisdiction notes where they matter
  • Option to list the finished flip with me — or not

What you get

What’s in every deal summary

Enough to make a decision quickly, and to check my math yourself.

Purchase price

What the property can be bought for, and the terms that come with it.

Projected ARV

The after-repair value, built from recent comparable sales.

Estimated renovation costs

I calculate an estimated renovation budget for the deal, so you can test the margin against your own numbers and your own contractor.

Exit and permits

How I expect it to sell, plus permitting or jurisdiction issues I know about up front.

My renovation figures are estimates, not contractor bids or guarantees. Always verify the scope and cost with your own contractor before you buy.

How it works

From first conversation to final sale

Three steps. Everything is explained up front, in writing where it matters.

Tell me your buy box

Where you buy, what you pay, how you fund deals, and how many flips you want to do a year.

Get the numbers first

Each deal arrives with the purchase price, a projected ARV, the comparable sales behind it, and my estimated renovation costs — before you spend time on it.

Sell it with me

When the renovation is done, you can list the finished flip with me, so the whole project stays with one person. Your call, deal by deal.

Selected results

Bought, projected, sold

A few selected deals, so you can see how the three numbers read.

Selected examples. These are a few of my results, not every deal and not what to expect on every deal. See all results. Purchased is the acquisition price. Projected ARV is the after-repair value estimated at the time of purchase. Sold is what the property actually sold for. All figures are rounded, ARV is a projection and not a guarantee, and past results do not predict future ones.

Questions

Before you sign up

Do I have to use you as my agent?

No. You can pursue the deals I send however you like. If you want me to represent you on a specific purchase, I’m glad to — and you’ll get the written agency disclosure Washington law requires before anything is signed. Whether I represent you is always clear, and in writing.

Do you estimate renovation costs?

Yes. I calculate an estimated renovation budget on my deals so you can test the numbers. It’s an estimate, not a contractor bid, so get your own bids and verify the scope before you buy.

Can I list my finished flip with you?

Yes. When your renovation is done, I can list and sell it so the whole project stays with one person. It’s your call, deal by deal.

What areas do you cover?

King and Snohomish counties. Put your target cities in the form and I’ll match deals to them.

What do the numbers on your results mean?

Purchased is the acquisition price. Projected ARV is the after-repair value estimated at the time of purchase. Sold is what it actually sold for. All three are rounded, and projections are not guarantees.
