Seattle results

Bought. Projected. Sold.

6 recent Seattle results below. Purchases ran from about $330K to $750K, and sales from about $565K to $1,450K. Figures are rounded, and every result shows what it was bought for, projected to be worth, and sold for.

How to read these. Purchased is the acquisition price. Projected ARV is the after-repair value estimated at the time of purchase. Sold is what the property actually sold for. All figures are rounded, ARV is a projection and not a guarantee, and past results do not predict future ones.

Working in Seattle

What I look at before a Seattle deal reaches you

Seattle has the most active flip market in my results, and also the most variation from block to block. Comparable sales a few streets apart can tell very different stories, so I underwrite each property on its own comps.

Permits and inspections in Seattle run through SDCI. Scope that touches structure, electrical, plumbing or the footprint of the house generally needs a permit, and review times affect the renovation schedule and holding costs.

Questions

Seattle FAQ

Do you work with fix-and-flip investors in Seattle?

Yes. Seattle is part of my market. I send investors underwritten deals with the purchase price, a projected ARV, the comparable sales behind it, and my estimated renovation costs.

Can I sell my Seattle house as-is to an investor?

Often, yes. Tell me about the property and I’ll give you an honest read on what it is worth as-is and whether an investor sale makes sense compared with a traditional listing. There is no obligation.

Are you my agent when I sell to an investor?

It depends on the deal, and I tell you in writing before you sign anything, as Washington agency law (RCW 18.86) requires. I owe every party honesty and good faith either way.

Where are permits handled in Seattle?

Through the Seattle Department of Construction and Inspections (SDCI). Confirm scope and permit requirements with the city before you finalize a renovation budget.
